SUBJECT: Consider a request for preliminary plat approval of Jehovah
Jireh Village, Phase Two

STAFF REPORT
The Planning Manager recommends approval subject to the following
conditions:
1. Provide the necessary fire hydrants to meet city code.

2. Street lights are required at 200' spacing and at the
intersection of Rohi and Sarah. (Traffic Engineering)
3. Developer responsible for installation of traffic signs
as required for subdivision acceptance. (Traffic
Engineering)
4. Refer to the City of Beaumont Water Utilities standard
detail sheet, typical long and short side water and
sanitary sewer service connection standard detail, for
the correct location of the water and sanitary sewer
service lines. (Water Utilities)
5. The 3" Schedule 80 PVC conduit should be located within
the 10' utility easement and not within the right-of-way.

6. Show the location of the sanitary sewer service line for
Lot 6, Block 3. (Water Utilities)
7. Relocate curb stop and flush out to just past the water
service for Lot 6, Block 3 and show water service. (Water
Utilities)
8. Water service lines are to be 1 2@. Size of the 2" water
line around cul-de-sac may need to be increased to
accommodate the materials needed. (Water Utilities)
9. Water Utilities will review the water and sewer design
in detail when the preliminary construction plans are
submitted for the subdivision only and will address their
comments at that time. (Water Utilities)
10. Show the existing right-of-way and pavement widths of Sarah
St. (Engineering)
11. Show starting point of centerline of Rohi Street at
centerline of Sarah. (Engineering)
12. Show flow arrows for gutter. (Engineering)
13. Radius of Rohi Street at Sarah must be 20'. (Engineering)
14. Label 10' utility easement on east side of Rohi Street.

15. Make tie-in to junction box at an angle less than 90

16. The radius of the cul-de-sac is 33.5' from the centerline
of the street. (Engineering)
17. Add Note #5 - A All lots shall be graded to drain to the
street. No lot shall drain onto adjacent lots before or
after structures are built.@

Mark W. Whiteley & Associates has applied for preliminary plat
approval of Jehovah Jireh Village, Phase Two. The property
is located on the south side of Sarah Street, east of Jehovah
Jireh Village, Phase One.
Jehovah Jireh Village, Phase Two, is an 18 lot, single family
residential subdivision. The 4.98 acre subdivision will be
accessed by Rohi, a local street with a 50' wide right-of-way
and a 27' pavement width. Water and sewer will be installed
to meet City specifications.
This item was sent to all interested parties. The Fire Marshal
has required that an adequate number of fire hydrants be
installed. Traffic Engineering has required that an adequate
number of street lights be installed. Water Utilities has
required several modifications to the water and sanitary sewer
facilities. Engineering had several corrections to the plat.
