STAFF REPORT
The Planning Manager recommends approval of the preliminary plat
subject to the following condition:
1. Provide a sidewalk along the north side of Gentry Road.

2. Street lights shall be required as per City of Beaumont
requirements. (Planning)
with variances for the cul-de-sac length from 800 feet to
approximately 1,241 feet and to the block length requirement
from 1,200 feet to 1,241 feet.
Don King, representing Fittz & Shipman, Inc., has applied for
preliminary plat approval of Gentry Estates, Block 1, Lots 1
- 32. The property is located on the north side of Gentry Road,
890 feet east of the intersection with Reins Road. The property
is located in the City of Beaumont=s ETJ (Extraterritorial
Jurisdiction).
Gentry Estates is a 26.67 acre, 32 lot single family residential
subdivision. The property will be served by three streets.
Hidden Pine will have a 75' wide right-of-way at its intersection
with Gentry. Hidden Pines will then narrow down to a 60'
right-of-way, which will be the same right-of-way for the other
two streets. While the subdivision is being built in the ETJ,
the streets are being built to urban standards with a 28'
back-of-curb pavement width.
Drainage will be provided by underground storm lines which
direct storm water generally north. It is anticipated a
drainage channel will be constructed beyond Gentry Estates
Addition to direct storm water into a proposed drainage channel
which flows north and connects to the Byrd Gully Outfall Channel
maintained by Jefferson County Drainage District No. 6.
Domestic water will be provided by extensions of water lines
from the Meeker Municipal Utility District. Sanitary sewer
will be provided by each homeowner by installation of individual
aerobic treatment units with sprayfields for surface
application in accordance with Jefferson County Environmental
Control Standards.
The developer is requesting variances to the cul-de-sac length
requirement from approximately 800 feet to approximately 1,241
feet; to the sidewalk requirement along Gentry Road; to the
block length requirement from 1,200 feet to approximately 1,241
feet; and to the street light requirement.
