Richardson, Planning Manager SUBJECT: Consider a request for preliminary plat approval of Fairfield Addition, Phase II FILE: Preliminary Plat - Fairfield Addition, Phase II STAFF REPORT The Planning Manager recommends approval of this request subject to the following conditions:  Install a stop sign on the northwest corner of the intersection of Westfield and Hampton and a stop sign and a street marker on the southeast corner of the same intersection. Carroll & Blackman, Inc. is requesting preliminary plat approval of Fairfield Addition, Phase II, a 10.27 acre, 44 lot single family residential subdivision. The property is located east of Grayson Lane. The applicant states that all street, storm sewer, water and sanitary sewer improvements will be constructed to current City specifications. Sidewalks with be constructed on both sides of all streets. All utilities will be constructed underground. The water system will entail extending the existing 10" main on Westfield Drive. Future plans will entail cross connecting this system with Westchase Village to the south and Barrington Heights to the east. Sanitary sewer service will be provided by extending the existing 10" main trunk line on Westfield. Exhibits are attached. GENERAL INFORMATION/PUBLIC UTILITIES APPLICANT: Carroll & Blackman, Inc.
