STAFF REPORT
The Planning Manager recommends approval of this request subject to
the following conditions:
An additional 10' of right-of-way shall be dedicated to the City
on Lots 1-3 for the widening of Concord.
Fire hydrant(s) shall be installed as required .
A 10' wide general utility easement is required along the
Concord and Haywood frontages.
Faust Engineering & Surveying, the applicant, is requesting a
preliminary plat of a 7 lot, single family residential subdivision. The
2.37 acre property is located at the northwest corner of Concord and
Haywood. Lot sizes vary from 0.16 acres to 0.82 acres. A house
sits on what is to be Lot 3.
This item was sent to all interested parties. No negative responses
were received. However, the City Engineer is requiring the dedication
of an additional 10' of right-of-way for the widening of Concord and
the Fire Marshall is requiring the installation of two fire hydrants.
