Richardson, Planning Manager SUBJECT: Consider a request for preliminary plat approval of Cottage Grove, Lots 1-19, Block 1 FILE: Preliminary Plat - Cottage Grove, Lots 1-19, Block 1 STAFF REPORT The Planning Manager recommends approval of this request subject to the following conditions: 1. Provide proof of payment for four street lights and poles. (Transportation) 2. Show principle dimensions of Major Drive. (Engineering) 3. Show street radii of Cottage Grove Court at intersection with Major Dr. (Engineering) 4. TXDOT must approve access to FM 364. (Engineering) 5. Show all legends. (Engineering) 6. Submit hydraulic grade line for 100 year frequency. (Engineering) 7. Identify survey rods found. (Engineering) 8. Show drainage calculations on drainage plan. (Engineering) 9. Show size of pipe on drainage plan. (Engineering) 10. Show total acreage, street acreage and net acreage on drainage plan. (Engineering) 11. Show a 25' rear building setback on the rear of Lots 1-14 or show a note on the plat that A No accessory buildings of any type shall be permitted to be located in the reduced rear yard.@ (Planning) 12. Sidewalks will be required along Major Drive. (Planning) 13. Lot 15 needs to show the water meter location. (Water Utilities) 14. The sanitary sewer services for Lots 14 and 15 need to be relocated to the adjoining property corner. (Water Utilities) 15. Show the sanitary sewer services for Lots 6 and 7 coming out of the manhole. (Water Utilities) Fittz & Shipman, Inc. is requesting preliminary plat approval of Cottage Grove, a 3.351 acre, 18 lot single family residential subdivision. The property is located on the east side of Major Drive, south and west of Gladys West Addition. Lot size will vary from 5,000 sq. ft. to approximately 18,000 sq. ft. The property will be accessed by Cottage Grove Court, a 50' wide cul-de-sac. STAFF REPORT continued This item was sent to all interested parties.
