Richardson, Planning Manager SUBJECT: Consider a request for preliminary plat approval of Bayou Oaks Estates, Lots 1-6 FILE: Preliminary Plat - Bayou Oaks Estates, Lots 1-6 STAFF REPORT The Planning Manager recommends approval of this request with the following conditions:  Provide three street lights at the following locations: - near the northwest property corner of Lot 1 - near the northwest property corner of Lot 4 - near the southwest property corner of Lot 6. (Transportation)  Add Note #7 to read A All lots shall be graded to drain to streets. Lots shall not drain onto adjacent lots before and after structures are built.@ (Engineering)  Submit H-Analysis to determine culvert sizes for driveways once lots are developed. (Engineering) Lealon and Janice Jenkins are requesting a preliminary plat of Bayou Oaks Estates, a 10.235 acre single family residential subdivision. The property is located at 8265 - 8465 LaBelle Road. Lots sizes vary from 1.4 acres to 2.6 acres. Water will be provided by the West Jefferson County Municipal Water District. Sanitary sewer needs will be cared for by individual septic systems. In 2001, Jefferson County acquired additional right-of-way for the eventual widening of LaBelle Road. This preliminary plat was sent to all interested parties. No negative comments have been received. Exhibits are attached.
