Richardson, Planning Manager SUBJECT: Request for a Minor Plat of Lots 33A and 33B, Neches Terrace Addition with a variance to the minimum lot width requirement for Lot 33B. FILE: Minor Plat - Lots 33A and 33B, Neches Terrace Addition STAFF REPORT The Planning Manager recommends approval of this request. Fittz & Shipman, Inc., the applicant, is requesting a minor plat of Lots 33A and 33B, Neches Terrace Addition. This property is located on the north side of Tolivar Road, approximately half-way between Major Drive and Keith Road. The subject property is the south one-half of Lot 33 of the unrecorded Neches Terrace Addition. The property is 99.75' x 150'. The minimum lot width and depth requirements, as required by the Zoning Ordinance, are 50' and 100', respectively. Lot 33B is 49.75' in width. Therefore, the Planning Commission must grant a variance to the lot width requirement for the minor plat to be approved. Exhibits are attached.
