FILE: Final Plat Old Dowlen Business Park, Phase 1, Beaumont, Jefferson County, Texas. STAFF REPORT The Planning staff recommends approval: Don King of Fittz and Shipman, Inc. is requesting approval of the Final Plat for Old Dowlen Business Park, Phase 1. The 2.638 acre subdivision consists of five (5) commercial lots along the north side of the existing Muela Creek Road within a GC-MD (General Commercial Multiple-Family Dwelling) District. All lots have access to Old Dowlen Road via Muela Creek Road and, water and sanitary sewer will be provided by existing City of Beaumont utilities. The lots exceed the minimum City of Beaumont lot area, width and depth requirements for residential property. Exhibits are attached.
