Richardson, Planning Manager SUBJECT: Consider a request for an Amended Plat of Lot 7 and Lot 8 and 10' of the abandoned alley, Block 59 into Lots 7A and 7B, Block 59, North Addition. FILE: Amended Plat - Lot 7A and Lot 7B, Block 59, North Addition STAFF REPORT The Planning Manager recommends approval of this request and of the variances to the minimum lot width for Lot 7A from the required 50' to 47.5' and to the minimum lot area for Lot 7A from the required 5,000 sq. ft. to 4,750 sq. ft. Mark W. Whiteley & Associates has applied for an amended plat of Lot 7 and Lot 8 and 10' of the abandoned alley, Block 59, North Addition into Lots 7A and 7B. The properties are located at 2179 Forrest and 1245 Caldwell. Two houses and a garage are located on the lots. Henry LaRocca, the property owner, is selling the two houses individually. Locating the adjoining property line at 2.6'-2.8' from the garage makes Lot 7A 47.5' wide and 4,750 sq. ft. in area. An amended plat is allowed to relocate one or more lot lines between one or more adjacent lots provided that such amendment does not attempt to remove recorded covenants or restrictions or increase the number of lots.
