STAFF REPORT
The Planning Manager recommends approval of this amending plat
and a waiver of the lot width requirement.
Faust Engineering and Surveying, Inc., the applicant, is requesting an
amending plat of a portion of Lots 22 and 23, Beaumont Orange Fig
Addition. The properties are located at 9615 and 9625 Phelan.
The purpose of this plat is to relocate the property line between the
two lots. The two lots were approximately 71' and 68' in width.
The amending plat would create a A flag @ lot with a 20' street frontage.
The property is zoned RS (Residential Single Family Dwelling) District.
The Zoning Ordinance states that the lot width in an RS District
shall be a minimum of 50' wide. The lot width is defined as A the
horizontal distance between the side lot lines measured at right angles
to side lot lines at a point midway between the front and rear lot
lines.@ At the defined point, the proposed Lot 2 is 20' in width.
Otherwise, the lot meets the depth and area requirements.
The applicant is requesting a variance to the lot width requirement for
Lot 2, thus the need for consideration by the Planning Commission.
