Richardson, Planning Manager SUBJECT: Consider a request for a replat of Lot 2, Bell Pointe Addition into Lots 1-29, Block 1, The Sanctuary FILE: Replat - Lots 1-29, Block 1, The Sanctuary STAFF REPORT The Planning Manager recommends approval of this request subject to the following conditions:  Submit hydraulic grade line computations with the preliminary construction plans (Engineering)  Hydraulic grade line shall not exceed top of curb (Engineering) Fittz & Shipman, Inc. has applied for a replat of Lot 2, Bell Pointe Addition. The subject property will be subdivided into Lots 1-29, Block 1 of The Sanctuary. The Sanctuary will consist of 29 single family residential lots. The majority of the lots are 50' x 110'. Access to the property will be by Bell Pointe, a private street. Water lines will be public. However, Water Utilities has expressed a desire for the sanitary sewer lines to be private. There is a parcel with frontage on Bell Pointe that is labeled for future development. There is a A No Build Easement @ agreement between the developer and Amoco Production Company. If and when this easement is removed, the property would be developed for single family residential uses. This property is not within the boundaries of the current plat request. This item was sent to all interested parties. Engineering has recommended approval subject to the engineer providing additional hydraulic computations with the construction plans.
