The Planning Manager recommends approval.
Magnolia Missionary Baptist Church has applied for the abandonment
of several easements in Lot 12, Block 1, North First Addition. The
easements are located on property at the northwest corner of Lethia
and Virgil.
In 1950 and 1963, easements were granted for a 6" sewer line.
Magnolia Missionary Baptist Church is constructing a new church on
the subject property. The church has granted a new easement across
their property and has laid a new sewer line with the City=s approval.
The old sewer line is no longer in service and has been abandoned.
LEGAL DESCRIPTION FOR ORDINANCE PURPOSES
Easement B:
Being an easement five (5) feet in width across the west forty (40)
feet of Lot 11, Block 1 of the First Addition to the North addition to
the City of Beaumont, Texas, and being more particularly described as
follows:
Beginning at a point on the west line of Lot 11 of said Block 1 of the
First Addition to the North Addition at a distance of sixty (60) feet
north of the south line of said Block 1;
Thence east along a line parallel with and sixty (60) feet distant from
the south line of said Block 1 forty (40) feet to corner;
Thence north along a line parallel with and forty (40) feet distant
from the west line of said Lot 11 five (5) feet to corner;

Thence west along a liine parallel with and sixty-five (65) feet distant
from the south line of said Block 1 forty (40) feet to the west line of
said Lot 11;
Thence south along the west line of said Lot 11 five (5) feet to the
place of beginning.
Easement D:
Being an easement five (5) feet in width across the west thirty (30)
feet of Lot 10 and the east ten (10) feet of Lot 11, Block 1 of the
First Addition to the North Addition to the City of Beaumont, Texas,
and being mor particularly described as follows:
Beginning at a point one hundred twenty (120) feet west and sixty
(60) feet north of the southeast corner of said Block 1 of the First
Addition to the North Addition;
Thence west along a line parallel with and sixty (60) feet distant from
the south line of said Block 1 forty (40) feet to corner;
Thence north along a line parallel with an done hundred sixty (160)
feet distant from the east line of said Block 1 five (5) feet to corner;
Thence east along a line parallel with and sixty-five (65) feet distant
from the south line of said Block 1 forty (40) feet to corner;
Thence south along a line parallel with and one hundred twenty (120)
feet distant from the east line of said Block 1 five (5) feet to the place
of beginning.
Easement F:
Being an easement five (5) feet in width across the west twenty (120)
feet of Lot 9 and the east twenty (20) feet of Lot 10, Block 1 of the
First Addition to the North Addition to the City of Beaumont, Texas,
and being more particularly described as follows:
Beginning at a point eighty (80) feet west and sixty (60) feet north of
the southeast corner of said Block 1 of the First Addition to the North
Addition;
Thence west along a line parallel with and sixty (60) feet distant form
the south line of said Block 1 forty (40) feet to corner;
Thence north along a line parallel with and one hundred twenty
(120) feet distant from the east line of said Block 1 five (5) feet to
corner;
Thence east along a line parallel with and sixty-five (65) feet distant
from the south line of said Block 1 forty (40) feet to corner;

Addition to the North Addition to the City of Beaumont, Texas, and
being more particularly described as follows:
Beginning at a point forty (40) feet west and sixty (60) feet north of
the southeast corner of said Block 1 of the First Addition to the North
Addition;
Thence west along a line parallel with and sixty (60) feet distant from
the south line of said Block 1 forty (40) to corner;
Thence north along a line parallel with and eight (80) feet distant
from the east line of said Block 1 five (5) feet to corner;
Thence east along a line parallel with and sixty-five (65) feet distant
from the south line of said Block 1 forty (40) feet to corner;
Thence south along a line parallel with and forty (40) feet distant
from the east line of said Block 1 five (5) feet to the place of

Being an easement five (5) feet in width across the east forty (40)
feet of Lot 8, Block 1 of the First Addition to the North Addition to
the City of Beaumont, Texas, and being more particularly described as
follows:
Beginning at a point in the east line of said Block 1 of the First
Addition to the North Addition sixty (60) feet north of the southeast
corner of said Block 1;
Thence west along a line parallel with and sixty (60) feet distant from
the south line of said Block 1 forty (40) feet to corner;
Thence north along a line parallel with and forty (40) feet distant
from the east line of said Block 1 five (5) feet to corner;
Thence east along a line parallel with and sixty-five (65) feet distant
for the south line of said Block 1 forty (40) feet to corner in the east
line of Block 1;
Thence south along the east line of said Block 1 (5) feet to the place of
beginning.
