Richardson, Planning Manager SUBJECT: Consider a request for preliminary plat approval of Barrington Heights, Phase IX FILE: Preliminary Plat - Barrington Heights, Phase IX STAFF REPORT The Planning Manager recommends approval subject to the following conditions: 1. Show all radii dimensions (25'). (Engineering) 2. Design curb inlets for 10 year frequency. (Engineering) 3. Show 100 year frequency analysis of hydraulic grade line. (Engineering) Joe Pattie, representing Carroll & Blackman, Inc., has applied for preliminary plat approval of Barrington Heights, Phase IX. The property is located at the extension of Truxton and Valmont. Barrington Heights, Phase IX is a 30 lot, single family residential subdivision. All street, storm sewer, water and sanitary sewer improvements will be constructed to current City specifications. Sidewalks will be installed on both sides of all streets. Water will be supplied by extending an existing 10" main along the west side of Valmont Ave. Sanitary sewer lines and services will be constructed of a 12" trunk line on the east side of Valmont. Underground storm sewers will be constructed for drainage and outfall to DD#6's ditch No. 123-D and directly into the Dowdel detention basin. Exhibits are attached.
