Richardson, Planning Manager SUBJECT: Consider a request for approval of a preliminary plat of Windemere Addition, Section Three FILE: Preliminary Plat - Windemere Addition, Section Three STAFF REPORT The Planning Manager recommends approval. Windemere Development Company has applied for approval of a preliminary plat of Windemere Addition, Section Three. The property is located east of Windemere Addition, Phases One and Two and north of Highway 105. Windemere Addition, Section Three is a single family residential subdivision consisting of twenty-five lots and two common areas. The subdivision will be served by extensions of North Windemere Drive and Windcastle Drive. The roads will have 50' wide rights-of-way and 28' pavement widths (back to back). A 6" water line and an 8" sanitary sewer line are proposed. Sidewalks will be provided. This item was sent to all interested parties. Engineering is requiring that the engineer submit a 100 year frequency analysis and show hydro grade line and attach to the drainage plan. This has been done. Fire wanted the engineer to validate that the first fire hydrant on N. Windemere is spaced within 500' driving distance of the last hydrant on Windcastle. The engineer has verified that the distance between the two fire hydrants is 415'. Exhibits are attached.
