STAFF REPORT
The Planning Manager recommends approval subject to the following
condition:
1. Sidewalks will be provided along Rexora Dr., Phelps Blvd.
and IH-10 service road.
Troy Whitehead, representing Schaumburg & Polk, Inc., has
applied for approval of a preliminary plat of LaBelle Park.
The property will be developed in two phases. Phase One will
consist of Lots 1-4, Block 1 and Lots 1-3, Block 4. The property
is located at 5375-5445 Rexora Drive and 5430- 5470 Rexora Drive.
Mr. Whitehead states that the commercial subdivision will
include water, sanitary sewer, storm sewer and street paving.
All utilities will be underground. The entrances to the
subdivision will be off of the IH-10 service road. There will
be no access to the individual lots from the IH-10 service road.
Proposed development within the subdivision will include
hotels, restaurants and office buildings.
Rexora Drive and Phelps Blvd. will be curb and gutter streets
with 60' wide rights-of-way and 37' pavement widths (back of
curb to back of curb). Water and sanitary sewer will be served
by 6" and 10"-12" lines, respectively.
The developer has asked for a waiver of the sidewalks along
the IH-10 service road. All lots will front on Rexora Drive
so the developer feels that there is no need for sidewalks on
the service road.
Sidewalks will be built at the time of development or a letter
of credit or bond submitted to guarantee installation.
