STAFF REPORT
The Planning Manager recommends approval.
The City of Beaumont Public Works Department has applied for the
abandonment of two curb cuts at the northwest and southwest
corners of the intersection of House Road and Lawrence Drive.
Lot 10, Block 6 and Lot 1, Block 7 of Suburban Acres, Unit Two are
being given to non-profits so that they can provide affordable housing
to low and moderate income persons. There is a house on each lot.
The section of House Road that is west of Lawrence Drive is
unimproved. The purpose of the abandonments is to square off the
lots on the aforementioned corners.
This item was sent to all interested parties. No negative responses
were received.

LEGAL DESCRIPTION FOR ORDINANCE PURPOSES

Being a 85.29 square feet tract or parcel of land situated in the W.B.
Dyches League, Abstract No. 17, Jefferson County, Texas and being
out of and part of the House Road right-of-way as recorded on the
final plat of Suburban Acres, Unit Two, a subdivision of the City of
Beaumont, Jefferson County, Texas, according to the plat thereof
recorded in Volume 7, Page 193, Map Records, Jefferson County,
Texas, said 85.29 square feet tract being more particularly described
as follows:
NOTE: All bearings are referenced to the Southeasterly line of
Lot 1, Block 7 of the said Suburban Acres, Unit Two, the same
being the Northeasterly right-of way line of Lawrence Drive, as
South 3531'30" West as recorded in Volume 7, Page 193,
Map Records, Jefferson County, Texas. All set 5/8" iron rods
with caps stamped A M.W. Whiteley & Associates @.
Commencing at a 5/8" iron rod with a cap stamped A M.W. Whiteley &
Associates @ found for the most Easterly corner of Lot 1, Block 7 and
the most Southerly corner of Lot 2, Block 7 of the said Suburban
Acres, Unit Two, and said corner being in the Northwesterly
right-of-way line of Lawrence Drive (based on a width of 80 feet);
Thence South 3531'30" West, along and with the Southeasterly line
of the said Lot 1 and the Northeasterly line of the said Lawrence
Drive, for a distance of 80.04 feet to a 5/8" iron rod set for the most
Northeasterly corner and the POINT OF BEGINNING of the tract
herein described;
Thence South 3531'30" West, continuing along and with the
Northwesterly line of the said Lawrence Drive, for a distance of 19.95
feet to a 2" iron rod found for corner;
Thence North 5437'56" West, over and across the said House Road
right-of-way, for a distance of 19.95 feet to a 5/8" iron rod set for a
corner, said corner being in the Southwesterly line of the said Lot 1,
Block 7 and said corner being the beginning of a curve turning to the
left having a radius of 20.00 feet and being subtended by a chord
bearing North 8026'47" East having a chord length of 28.25 feet;
Thence Easterly, along and with said curve and for the boundary
between the said Lot 1, Block 7 and the right-of-way line of House
Road, for an arc length of 31.36 feet to the POINT OF BEGINNING
and containing 85.29 square feet, more or less.

found for the most Southerly corner and POINT OF BEGINNING of the
tract herein described, said corner also being the beginning of a curve
turning to the left having a radius of 20.00 feet and being subtended
by a chord bearing North 0935'45" West having a chord length of
28.33 feet;
Thence Northerly, along and with said curve and for the boundary
between the said Lot 10, Block 6 and the right-of-way line of House
Road, for an arc length of 31.48 feet to a 5/8" iron rod found for a
corner, said corner being in the Northeasterly line of the said Lot 10,
Block 6;
Thence South 5441'06" East, over and across the said House Road
right-of-way, for a distance of 20.06 feet to a concrete monument
found for a corner, said corner being in the Northwesterly
right-of-way line of Lawrence Drive;
Thence South 3529'36" West, along and with the Northwesterly
right-of-way line of Lawrence Drive, for a distance of 20.06 feet to
the POINT OF BEGINNING and containing 86.47 square feet, more or
