The Planning staff recommends approval.
Fittz & Shipman, Inc. has requested preliminary plat approval of Pine Island Estates,
Phase 1. The property is located near the intersection of Pine Island Road and the west
end of Walden Rd. The development is a 15.857 acre, single family residential
subdivision, and the proposed layout shows 7 single family lots. All lots will access Pine
Island Road. Sanitary sewer will be individual aerobic treatment units. Water will be
provided by extension of water lines from Meeker Water Supply Corporation.
The applicant is requesting a variance to the streetlight and sidewalk requirements due to
the fact that the limited number of lot is not "within" a new subdivision, these
improvements are not required.
The applicant also requests a variance to sidewalk requirements.
This item was sent to all interested parties.

Preliminary Plat & Drainage Plan
Dear Mr. Boone,
Submitted for your review and comment are two (2). prints and a PDF file of the Preliminary Plat and
Drainage Calculations for the proposed Subdivision titled Pine` Island Estates —Phase 1. This project - ect . is
located within the 5-mile Extraterritorial Jurisdiction (ETJ) Of the City of Beaumont and is located immediately
southwest of the intersection of South Pine Island Road and Walden Road (approx. 3,5 miles from the
Beaumont City Limits).
Pine Island EstatesPhase1 will -consist of 18.857 acres and will be developed as 7 large single family rural
residential lots ranging in size from 2.00 acres to 3.00 acres which all have frontage on the existing South
Pine Island Road which 'is maintained by Jefferson County. No streets are utilities will be constructed for

property owners to have individual water wells and on -site wastewater treatment and disposal

The 80 foot wide reserved area between block I and Block .2 will allow for a future 80 foot I Right -of Way
(ROW) width extending east from South Pine Island Road. A 15 foot utility and drainage easement on will be
provided along the frontage of all lots to allow continued operation of the existing roadside ditch and
individual culvert pipes for driveways. Storm 'water flows south along the west slide- of South Pine Island
Road to the existing Ouffall Channel maintained by Jef
ferson County Drainage District No. 6.
Portions ' of the subdivision is located within the FrMA 100 year flood. zone. Ground elevations on lots within
the 100 year flood zone will be provided on the Final Plat in accordance with Jefferson County Subdivision
Rules and City of Beaumont requirements.
Variances

Is Request for waiver of -street lights due to rural type subdivision. Jefferson County does not pay for
installation or operation of street lights on county roads. - Sec. 26.03.0002 (11) Rural Standards and,
Sec. 23-06.0008 Street Lights.
2. Request for waiver of requirement for sidewalks since subdivision is situated in a rural area, has large
acreage lots and is within the ETj and is 3.5 miles from the present City - Limits. - . Sec. 26.03.000.4 —
