STAFF REPORT
The Planning staff recommends denial.
Richard Faust of Faust Engineering and Surveying, Inc., is requesting a replat of the
properties located at 395, 499 and 575 Sandringham Road on behalf of the property
owner. The property owner has purchased 23.82 acres to the east. The intent of this plat is
to divide the 23.82 acre tract into (4) four lots and utilize the (3) three lots from
Queensberry Estates and Nato Road as access. The property is located on the south side
of Old Sour Lake Road in the City of Beaumont’s Extraterritorial Jurisdiction.
Jefferson County Engineering has responded that they will not approve this plat. The
County requires a minimum 60’ of lot frontage along a publically accessible
right-of-way. The County also does not consider using lots of an existing subdivision
for access as a very good design.
The lots exceed the minimum City of Beaumont lot area, width and depth requirements
for residential property.
