FILE: Replat of Lots 11 & 17, Block 1; Lot 14, Block 2 Queensberry Estates, Section One and 23.82 acres out of the James Gerish, Sr. Survey into Deer Run Estates STAFF REPORT The Planning staff recommends approval with the following conditions: 1. Provide the required location of all existing pipeline easements and information concerning the size of the pipe, type of product being transported and the pressure in the pipeline. 2. Describe how water and sanitary sewer will be provided. 3. Correct the Vicinity Map to reflect the actual plat boundary. Richard Faust of Faust Engineering and Surveying, Inc. is requesting a replat of Lots 10, 11 and 17, Block 1 Queensberry Estates, Section 1, and a 23.82 acre tract to the east of Queensberry Estates. The intent of this plat is to divide the 23.82 acre tract into three (3) lots and utilize the three (3) lots from Queensberry Estates and Nato Road as access to Sandringham Road. The property is located on the south side of Old Sour Lake Road in the City of Beaumont’s newly formed Planning Area of the Extraterritorial Jurisdiction. Being in the Planning Area, Jefferson County Construction Standards apply. The lots exceed the minimum City of Beaumont lot area, width and depth requirements for residential property.
