The Planning staff recommends approval with the following condition:
1. Submit CAD and GIS shape files.
2. Correct lot numbers. There are two (2) Lot 21’s and no Lot 4.
3. Provide addresses for all lots.
and with variances to:
1. Block length greater than 1200’ requirement.
Fittz & Shipman, Inc. has requested preliminary plat approval of Doguet’s Diamond D
Ranch Subdivision, Phase 3B. The project is located within the Planning Area of the
ETJ of the City of Beaumont south of US Hwy. 90 and approximately 1.1 miles west of
Meeker Road. The development is a 54.746 acre, fifty (50) lot, single family,
residential subdivision. With the exception of Diamond D Drive, with its eighty foot
(80) right-of-way and thirty-seven foot wide pavement, all other streets will have a sixty
foot (60) right-of-way and twenty-eight foot (28) wide pavement. Water will be
provided by Meeker Municipal Utility District and sanitary sewer will be provided by the
individual aerobic sewer systems.
Streetlights and sidewalks are not required, as the subdivision is located in the City’s
Planning Area and falls under County design standards.
