FILE: Preliminary Plat – Barrington Heights, Phase XI ___ STAFF REPORT The Planning staff recommends approval with the following condition: 1. Provide required digital copies. 2. Change scale of plat map from 1”=100’ to 1”=60’ for legibility. 3. Project Drainage Plan - Run 1 outfall discharge pipe shall be designed for a 100 yr. frequency per Drainage District 6 regulations. Joe Pattie of RPS has requested preliminary plat approval of Barrington Heights, Phase XI. The project is located north of Delaware at the north end of Valmont Avenue within the Beaumont City Limits. The development is an 8.9 acre, thirty (30) lot, single family, residential subdivision. The residential streets, Dante Lane and Bayfield Lane, have a fifty foot (50’) right-of-way with a pavement width of twenty-seven feet (27’). The collector, Valmont Avenue, has a sixty foot (60’) right-of-way with a thirty-seven foot (37’) pavement width. Water and sewer will be provided by extension of City of Beaumont utilities.
