Planning staff recommends approval.
J. C. Modica is requesting an abandonment of a portion of the cul-de-sac for the Euclid Street
right-of-way, located at 3650 W. Euclid Street. This portion of Euclid Street was never
developed and this portion of the platted cul-de-sac is unused. Mr. Monica states that this
abandonment will allow him to square up the property he purchased to the north.
This item was sent to all interested parties.
LEGAL DESCRIPTION FOR ORDINANCE PURPOSES
Being a tract or parcel containing 0.05 acres of land out of and a part of the 60.00 foot right-of-way
of a public road known as West Euclid Street and part of an un-named lot in block 6, as shown on
Carver Terrace, recorded in Volume 7, Page 43, Map Records of Jefferson County, Texas, said
0.05 acre tract being more particularly described by metes and bounds as follows:
BEGINNING at a ½-inch iron rod capped RPLS 2512 set in the West right-of-way line of a public
road known as West Euclid Street and being the most Westerly corner of Lot 10, Block 7 of said
Carver Terrace and being the most Northerly corner of said un-named lot and being in the East
right-of-way line of the G. C. & S. R. Railroad 100.00 foot right-of-way;
THENCE, South 42 deg. 23 min. 04 sec. West, along the West line of said un-named lot for a
distance of 14.07 feet to a ½-inch iron rod capped RPLS 2512 set for corner;
THENCE, South 89 deg. 40 min. 37 sec. East, along the residue of said un-named lot and the
residue of said West Euclid Street for a distance of 105.71 feet to a ½-inch iron rod capped RPLS
2512 set at the most Southerly Southwest corner of said Lot 10;
THENCE, along the North right-of-way line of said West Euclid Street and a curve to the left with
a Radius of 60.00 feet, an Arc Length of 112.70 feet, a Chord Bearing of North 83 deg. 29 min. 10
sec. West and a Chord Distance of 96.85 feet to the POINT OF BEGINNING and containing 0.05
acres of land.
Note: Bearings are based on the South line of Carver Terrace as being West.
