STAFF REPORT
Fittz & Shipman, Inc. has requested preliminary plat approval of Whispering Heights, Phase
1. The development is located at the north end of Pointe Parkway across from the Christian
Fellowship Worship Center. The 13.2753 acre development is a forty-nine lot, 3 block,
residential, subdivision in an R-S (Residential Single-Family Dwelling) District. The
proposed residential streets Rehan Wood, Sait Wood, Uzma Wood, and Mumtaz Drive will
have a 50 ft. right-of-way and a 27 ft. pavement width. All lots will access Pointe Parkway
via the proposed Rehan Wood. Water and sewer will be provided by extension of City
utilities.
This item was sent to all interested parties.

The Planning staff recommends approval with the following conditions:
1. Correct C7 table data or metes & bounds description to match.
2. Describe the structure or easement crossing Lots 17, 22 & 23, Block 1.
3. Correct the location map to reflect the shape and location of the plat boundary.
4. Submit any proposed list of covenants, conditions and limitations to govern the use of
the subdivision.
