SUBJECT: Consider a request for preliminary plat approval of Fairfield, Phase V, Beaumont,
Jefferson County, Texas.

STAFF REPORT
RPS Group has requested preliminary plat approval of Fairfield, Phase V. The
development is located at the east end of Claybourn Drive from Major Drive. The 2.0133
acre development is an eight residential lot subdivision in an R-S (Residential
Single-Family Dwelling) District. The proposed Crestfield Lane will have a 50 ft.
right-of-way and a 27 ft. pavement width. All lots will access Major Drive via the
existing Claybourn Drive. Water and sewer will be provided by extension of City
utilities.
This item was sent to all interested parties.
Exhibits are attached.
The Planning staff recommends approval with the following conditions:
1. Label L1 bearing and distance on the plat map.
2. Submit any proposed list of covenants, conditions and limitations to govern the use of
the subdivision.
