SUBJECT: Request for a zone change from RS (Residential Single Family
Dwelling) to GC-MD (General Commercial-Multiple Family
Dwelling) District or more restrictive district.

STAFF REPORT
The Planning Manager recommends approval of this request.
In August, 2004, the City Council approved a rezoning from GC-MD
to RS for the subject property. In addition, Bruce Craig, the
property owner, asked the Planning Commission to approve a 16 lot
single family residential subdivision. That plat was denied. The next
month, Mr. Craig requested approval of a 14 lot single family
residential subdivision. That plat was denied as well.
In November, Mr. Craig made a request for the opportunity to make
application for a rezoning of the subject property prior to the
expiration of the 12 month waiting period. That request was
approved by the Planning Commission.
In that request, Mr. Craig states that he has determined that any
single family residential development of less than 14 lots in unfeasible
and therefore wishes to rezone the property to GC-MD.
