Richardson, Planning Manager SUBJECT: Request for a zone change from A-R (Agricultural-Residential) District to PUD (Planned Unit Development) District. FILE: 1746-Z STAFF REPORT The Planning Manager recommends approval of this request. Robert Clark, representing the developers of the property, has requested a zone change from A-R to PUD for 139.84 acres of land located on the north side of Walden Road, east of Dishman Elementary School. The Crescent on Walden development will consist of home lots varying in size from approximately one acre to zero lot line. This mixed density development will also contain three separate lakes, the largest being approximately fifteen acres in size. The purpose of the PUD District is to encourage the unified design of a variety of uses in accordance with an approved comprehensive development plan. This district provides for greater flexibility in the design of buildings, yards, courts and circulation than provided by other districts. Prior to the issuance of any building permit for property located in a PUD District, a general land use and density plan must submitted to the Planning Commission. The plan shall include schematic land use plan identifying proposed general uses, densities, major open spaces and circulation and access features.
