Richardson, Planning Manager SUBJECT: Request for a zone change from LI (Light Industrial) District to GC-MD (General Commercial-Multiple Family Dwelling) District. FILE: 1745-Z STAFF REPORT The Planning Manager recommends approval of this request. Campus Village Housing, LP, is requesting a zone change for property located on the west side of MLK Parkway, between Florida and Veatch. The zone change involves the rear portions of a 2.6 acre tract and 3.36 acre tract which are zoned LI. The front 190' of these two tracts are already zoned GC-MD. The 2.6 acre tract is vacant while the 3.36 acre tract is improved with a former night club building and related parking. In the development of the property, the night club will be demolished. The purpose for the zone change is to rezone the subject property so that the entire 5.86 acres can be developed into a luxury student housing development. Campus Village Housing has identified a demand for off-campus, luxury housing near Lamar University. The company states that it has a great deal of experience in the development of off-campus, luxury student housing and believes that Lamar University provides a growing market for such housing.
