SUBJECT: Consider a request for a specific use permit to allow a cellular
telephone transmission tower in a GC-MD (General
Commercial-Multiple Family Dwelling) District.

STAFF REPORT
The Planning Manager recommends approval of this request subject to
the following conditions:
1. Place slats in the chain link fence along the south side.

2. Design off-street parking stall to discourage backing into
Gilbert Street. (Traffic)
Verizon Wireless is requesting a specific use permit to allow
the construction of a 150' tall cellular telephone transmission
tower in the southeast corner of the property located at 2949
College Street.
Verizon Wireless will be leasing a 75' x 75' area from Creative
Impressions. The tower will be equipped to allow for the
co-location of additional wireless carriers. Included with
the tower will be a 326 sq. ft. equipment building. The entire
compound will be surrounded by a 6' tall chain link fence.
Landscaping will be provided along the north, east and west
sides of the lease space. Access will be off of Gilbert Street.

This application is in conformance with all eight conditions necessary
for approval. Comments on Conditions 1 and 7 follow:
3. The proposed tower will be located at the rear of a
commercial property. The site is surrounded by GC-MD and
LI zoning and land uses. The tower will not be detrimental
to the surrounding land uses.
7. The tower compound will be surrounded on all sides by a
6' tall chain link fence and landscaping screening on the
north, east and west sides. The Planning Manager is
recommending that slats be placed in the chain link fence
along the south side.
