Richardson, Planning Manager SUBJECT: Consider a request for a specific use permit to allow a retail tire store in a GC-MD-2 (General Commercial-Multiple Family Dwelling-2) District. FILE: 1743-P STAFF REPORT The Planning Manager recommends approval of this request subject to redesigning the disabled parking stall. Modica Brothers Tire Store would like to construct a 9,133 sq. ft. retail tire store on the property located at 6050 Concord. In 2000, Modica Brothers requested and was granted a rezoning of this property to GC-MD-2. It has been their intent to build a retail tire store on the subject property. The new store will encompass 9,133 sq. ft. Twenty-three parking spaces will be provided. An 8' tall wood screening fence and a 10' wide landscape strip will be located along the north property line, adjacent to the RS (Residential Single Family Dwelling) District zoning. Abutting the property to the east and west is NC (Neighborhood Commercial) District zoning. Exhibits are attached. PUBLIC NOTIFICATION Notices mailed to property owners 9 . Responses in Favor .
