SUBJECT: Consider a request for a specific use permit to allow an electrical
contractor=s business in a GC-MD (General Commercial-Multiple
Family Dwelling) District.

STAFF REPORT
The Planning Manager recommends approval of this request.
Jim Thurmon, the property owner and owner of JBT Electric, is
wishing to operate his electrical contractor=s business at 5755 Fannett
Road. Mr. Thurmon states that the property will be used for the
office/warehouse facility for JBT Electric. The subject property was
previously used as a wrecker service.
Improvements to the property have included facade work to the
existing building and a 6' tall wood screening fence along the front
150' of the north property line and between the building and the
north and south property lines.
The previous use had privacy slats in the chain link fence along the
front property line. Mr. Thurmon removed the slats and now has an
open chain link fence.

This application is in conformance with all of the eight conditions
necessary for approval. Comments on Condition 1 follow:
1. The previous business was a wrecker service. The proposed
use will be more compatible with the adjoining properties
than the previous one.
