Richardson, Planning Manager SUBJECT: Consider a request for a zone change from RS (Residential Single Family Dwelling) District to RM-H (Residential Multiple Family Dwelling-Highest Density) District (Tracts A and E) and GC-MD-2 (General Commercial-Multiple Family Dwelling-2) District (Tracts B, C and D). FILE: 1800-Z STAFF REPORT The Planning Manager recommends approval of this request. Schaumburg & Polk, Inc. has made application for a zone change from RS (Residential Single Family Dwelling) District to RM-H (Residential Multiple Family Dwelling-Highest Density) District (Tracts A and E) and GC-MD-2 (General Commercial-Multiple Family Dwelling-2) District (Tracts B, C and D) for 16 acres of land in the southeast quadrant of Dishman Road and Keith Road. A. Huston Properties, LLC is developing 139 + acres. The bulk of the property will be developed for single family uses. 17.449 acres will be rezoned to RM-H and sold to the YMCA for its new location. An additional 14.662 acres will be rezoned to RM-H for multiple family residential uses. Three tracts consisting of 6.06 acres will be rezoned to GC-MD-2 for commercial development. 1.3 acres of this commercial acreage will be used for a mini-storage facility for use by residents of the development.
