SUBJECT: Consider a request for a specific use permit to allow the
operation of a medical office facility in a GC-MD-2 (General
Commercial-Multiple Family Dwelling-2) District.

STAFF REPORT
The Planning Manager recommends approval of this request.
Hamburg Partners, Ltd., the applicant, is requesting a specific use
permit to allow the operation of a medical office facility on 3.6 acres
of property located on the north side of Folsom Extension,
approximately 1,950' east of Major Drive.
The facility will include the approximately 12,800 sq. ft. family
medical practice office building and related parking.
The proposed facility will complement other development in the
immediate vicinity. To the east is a similar medical practice that is
under construction and the ScriptCare headquarters.
