SUBJECT: Consider a request for a specific use permit to allow a church in
an RS (Residential Single Family Dwelling) District.

STAFF REPORT
The Planning Manager recommends approval of this request subject to
providing the adequately landscaped 30' landscape buffer on the south
side of the property.
Christian Fellowship Worship Center, Inc. is requesting a specific use
permit to allow a church in an RS (Residential Single Family Dwelling)
District. The property is located in the 3900 block of Pointe
Parkway.
The initial plans call for the construction of a 15,000 sq. ft. sanctuary
with Sunday school classrooms and administrative offices. Future
phases include the construction of a family life center and possibly a
gymnasium. The exterior of the church will be either brick or stucco
finish per restrictions imposed by agreement with the developer.

This application is in conformance with seven of the eight conditions
necessary for approval. Comments on Conditions 2 and 7 follow:
2. The church will be compatible with other development
occurring in the area. Script Care, two medical
facilities and a 55 unit townhome complex are planned or
have been built. The remainder of this property west of
Pointe Parkway is to be developed with single family homes.
7. Trees planted every 25' will be required in the landscaping
buffer along the south property line.
