STAFF REPORT
The Planning Manager recommends approval of this request.
Brammer Construction, Inc. has applied for a zone change from RS
(Residential Single Family Dwelling) District to GC-MD (General
Commercial-Multiple Family Dwelling) District for 0.90 acres of land
at 2916 E. Lucas. The purpose of the zone change is to allow the
construction of a commercial shopping center. Proposed businesses
include a washateria, nail shop, beauty shop and barber shop. The
owner of the property is Duong & Le, Inc.
The south 150' of Duong & Le=s property is zoned GC-MD. The rest
of the subject property is zoned RS. Across Idylwood is an existing
convenience store. Proposed plans call for a strip shopping center
facing E. Lucas with access to both E. Lucas and Idylwood. To
develop the property, as proposed, will require that the remainder be
rezoned. This development will provide much needed services to the
north end of Beaumont.
