SUBJECT: Consider a request for a specific use permit to allow a business
supplies and engraving office in an RCR (Residential Conservation
and Revitalization) District.

STAFF REPORT
The Planning Manager recommends approval of this request subject to
the following condition:
A modification to the landscaping/screening requirements along
the east side of the subject property (a 6' tall wood screening
fence and no landscape strip along the east side).
BizKit Business Supplies is requesting a specific use permit to allow a
business supplies and engraving business at 2628 McFaddin. This
business would occupy one of two lease spaces in a structure that
currently houses an insurance office.
The web site for BizKit states that the firm provides various blank
legal documents (such as stock certificates) for corporate use,
embossers and engraving services.

ANALYSIS continued
This application is in conformance with seven of the eight conditions
necessary for approval. Comments on Conditions 1 and 7 follow:
1. The 2600 block of McFaddin is a mixture of residential
and commercial uses. To the north, south and west of the
subject property are businesses. The subject property
has been used for commercial purposes for a number of years.
The proposed use will be compatible with surrounding
properties.
7. It appears that an existing 6' tall wood screening fence
was demolished during Hurricane Rita. The property owner
wishes to reconstruct that 6' fence. East of the subject
property are apartments. The applicant is requesting a
modification to the landscaping/screening requirements
along the east side. Normally, an 8' tall wood screening
fence and a 10' wide landscape strip is required.
