FILE: 1915-P STAFF REPORT The Planning Manager recommends approval subject to the following condition: 1. Provide one handicap stall. Arden Diamantis has requested a specific use permit to allow a tire repair shop in an NC (Neighborhood Commercial) District. The property is located at 1698 Franklin. The proposed tire repair shop will be located in one-half of an existing 1,248 sq. ft. building. The other half of the building is currently occupied by a barbershop. The building was originally a service station. The tire repair shop=s hours of operation will be 7 a.m. - 5 p.m., Monday - Saturday. Parking for the facility already exists. Exhibits are attached. LEGAL DESCRIPTION FOR ORDINANCE PURPOSES Being the West 100' of Lots 35-36, Block 3, Blanchette First Addition, City of Beaumont, Jefferson County, Texas, containing 0.172 acres, more or less. The existing building on the subject property was originally a service station. Currently, half of the building is occupied by a barbershop. Other commercial uses exist in the immediate area. The proposed use will not be detrimental to the surrounding area. 4. The Traffic Manager is requiring one handicap stall. 7. The building and parking lot are existing. The property is grandfathered as to the landscaping requirements.
