Richardson, Planning Manager SUBJECT: Consider a request for an amended specific use permit to allow the expansion of a mini-warehouse storage facility in a GC-MD (General Commercial-Multiple Family Dwelling) District. FILE: 1901-P STAFF REPORT The Planning Manager recommends approval of this request subject to the following condition: 1. Locate the additional seven parking spaces that are required. Jim Speed has applied for an amended specific use permit to allow the expansion of a mini-warehouse storage facility in a GC-MD (General Commercial-Multiple Family Dwelling) District. The property is located at 5440 Old Dowlen Road and 5945 Cole. In July, 2003, City Council approved a specific use permit to allow a mini-warehouse storage facility at 5440 Old Dowlen. Mr. Speed would now like to construct an additional 7,000 sq. ft. building to the east of the existing buildings. An additional access drive will be constructed to enter and exit onto Cole Road. An 8' tall wood screening fence will be extended along the south property line along with a 21' wide landscape strip. Exhibits are attached. PUBLIC NOTIFICATION Notices mailed to property owners 17 . LEGAL DESCRIPTION FOR ORDINANCE PURPOSES Being the West 2 of Lot 9 and the south 239' of Lot 10, Block 6, Tract 3, Rosedale Addition, City of Beaumont, Jefferson County, Texas, containing 1.99 acres, more or less. This request is for the expansion of an existing mini-warehouse storage facility. In the immediate vicinity, there are other businesses. Immediately to the east of the proposed expansion is an existing mini-warehouse facility. 3. The site plan shows drainage swales that will drain the proposed extension to Cole Road. The drainage plans have been approved by the City Engineer. 4. The Transportation Manager has required that the site plan show the required seven additional parking spaces.
