SUBJECT: Consider a request for a specific use permit to allow a
mini-warehouse in a GC-MD (General Commercial-Multiple
Family Dwelling) District

STAFF REPORT
The Planning Manager recommends denial of this request. No
parking is provided for, none of the eight conditions necessary for
approval have been addressed and the site plan does not show the
on-site living quarters for the manager. Requests to get the required
information were ignored by the applicant.
George Corkran has applied for a specific use permit to allow a
mini-warehouse facility in a GC-MD (General Commercial-Multiple
Family Dwelling) District. The property is located at 8690 Hwy.
105.
According to the site plan, the mini-warehouse facility will consist of a
65,170 sq. ft. climate controlled storage building and 18,300 sq. ft.
of other storage located within four buildings. The applicant states
that living quarters will be provided for an on-site manager. He also
states that there is the possibility for boat and RV storage.
The subject property abuts RM-M (Residential Multiple Family
Dwellng-Medium Density) District property to the east. An 8' tall
screening fence and 10' wide landscape strip are required. An 8' tall
screening fence and a 5' wide landscape strip are shown.
For warehouse uses, the Zoning Ordinance requires one parking space
for each 1,000 sq. ft. of non-office area and one parking space for
each 300 sq. ft. of office area.. The site plan does not show any
parking. Staff is unable to determine if adequate parking is provided.
