Richardson, Planning Manager SUBJECT: Consider a request for a specific use permit to allow a restaurant in a CBD (Central Business District). FILE: 1870-P STAFF REPORT The Planning Manager recommends approval of this request. Bhupesh Patel is requesting a specific use permit to allow a Subway Restaurant at 490 Park. The Subway will occupy an existing restaurant space in the Stedman Building. Mr. Patel states that the restaurant will have a seating capacity of 53. The hours of operation will be 7:00 a.m. - 9:00 p.m. The Stedman Building houses a bank, offices and the vacant restaurant space. 100 parking spaces are also located on the subject property. LEGAL DESCRIPTION FOR ORDINANCE PURPOSES Being Lots 1-12 and Tract A of Park St., Block 17, Van Wormer Addition, City of Beaumont, Jefferson County, Texas, containing 2.07 acres, more or less. X ANALYSIS continued This application is in conformance with all eight conditions necessary for approval. Comments on Conditions 1 and 4 follow: 1. The proposed restaurant would compliment the other development that is occurring in the downtown area. An additional eating place will further enhance the Central Business District. 4. Businesses in the Central Business District are not required to provide off-street parking. The subject property has 100 parking spaces provided.
