SUBJECT: Consider a request for a specific use permit to allow a drinking
place (bar) in a GC-MD (General Commercial-Multiple Family
Dwelling) District

STAFF REPORT
The Planning Manager recommends approval.
John Wilson, representing R & W Inc, has applied for a specific use
permit to allow a drinking place (bar) in a GC-MD (General
Commercial-Multiple Family Dwelling) District. The property is
located at 3684-B College.
Mr. Wilson states that the bar will be known as The Ticket Sports Bar
and Club. It will operate between the hours of 4 p.m. and 2 a.m.,
Monday-Sunday. The operation will consist of a full service bar, an
area for pool tables, dart boards and Golden T Golf. Televisions will
be installed to view televised sporting events. DJ music will be
provided on weekends. On special occasions, live bands will be booked
to play.
The subject property is the former location of the Gateway Theater.
When that business closed, the building was subdivided and converted
into other uses. Currently, a medical imaging firm is located in
one-half of the building.

This application is in conformance with all eight conditions necessary
for approval. Comments on Conditions 1 and 4 follow:
1. The subject property was originally developed as a movie
theater. Commercial uses are located on all sides of the
property. The proposed use will not be detrimental to
surrounding uses.
4. The parking lot and all driveways are existing. These
facilities are adequate for the proposed use.
