STAFF REPORT
The Planning Manager recommends approval.
David Stone, Branch Manager of Industrial Piping Specialists, Inc.
(IPS), has requested a specific use permit to allow the storage, sale and
distribution of piping, valves and fittings in a GC-MD (General
Commercial-Multiple Family Dwelling) District. The property is
located at 3087 College.
Mr. Stone states that IPS is a 20 year old distributor of pipe, valves
and fittings and is locating its newest facility in Beaumont. The
facility will include over 32,000 sq. ft. of warehouse and office space
with an additional 2 acres for outside pipe storage. The property is
the former location of ABC Roofing and National Linen Supply.
The Beaumont branch of IPS will stock a vast and complete inventory
of carbon steel products to be distributed to the local petro-chemical,
fabricator and contractor markets in the Golden Triangle. Local
equipment will consist of a tractor trailer and medium sized delivery
vehicles to transit materials to the local customer base and from the
Houston market.
