SUBJECT: Consider a request for a specific use permit to allow a law office
in an RCR (Residential Conservation and Revitalization) District

STAFF REPORT
The Planning Manager recommends approval subject to the following
condition:
1. The structural support of the sign must be located at least
5' from the public right-of-way. The sign shall not exceed
6' in height and shall not be illuminated.
Carolyn Wiedenfeld has applied for a specific use permit to
allow a law office in an RCR (Residential Conservation and
Revitalization) District. The property is located at 2205
North.
Ms. Wiedenfeld states that she is under contract to buy the
house on North. She will live in the house and intends to
use a room that was added earlier to the rear of the house
as her office. This room has its own outdoor entrance. Ms.
Wiedenfeld is a solo practitioner with one full-time employee
and one part-time employee. A 2' x 3' sign will be placed

next to the driveway on 6 Street. She states that she would
typically see clients between 2 p.m and 5 p.m.
Limited professional practices such as a lawyer, engineer,
accountant or architect are permitted in residential districts
as a home occupation as long as no clients or customers are
permitted on the premises. Because Ms. Wiedenfeld expects
clients, a specific use permit is required.

1. The use of the approximately 300 sq. ft. addition to the
rear of the house as a lawyer=s office will not be
detrimental to surrounding properties. An attorney=s
office is directly across the street to the east.
