SUBJECT: Consider a request for a specific use permit to allow a
mother-in-law quarters in an RS (Residential Single Family
Dwelling) District

STAFF REPORT
The Planning Manager recommends approval subject to the following
condition:
1. The mother-in-law quarters shall not be rented and shall
not have a separate electrical meter.
Wesley Faul has applied for a specific use permit to allow a
mother-in-law quarters in an RS (Residential Single Family
Dwelling) District. The property is located at 5110 Forsythe.
Mr. Faul states that he would like to convert an existing 528
sq. ft. garage into living quarters for his aging mother. The
converted garage will consist of a bedroom, living area,
kitchen/dining area and a bath. The existing garage doors will
be removed and exterior siding that is complimentary to the
existing siding will be added. The floor of the garage will
be raised four inches to make sure water does not penetrate
the structure. The entrance to the structure will be on the
east side of the building.

This application is in conformance with all eight conditions necessary
for approval. Comments on Condition 1 follow:
1. The proposed mother-in-law quarters in a converted garage
will not be detrimental to surrounding properties. The
Planning Manager has recommended approval conditioned upon
the mother-in-law quarters not be rented.
