Richardson, Planning Manager SUBJECT: Consider a request for a specific use permit to allow a warehouse in the CBD (Central Business District) FILE: 1933-P STAFF REPORT The Planning Manager recommends approval subject to the following condition: 1. Provide a 6' wide landscape strip along the Calder Avenue frontage. Weaver Enterprises, on behalf of Hadley=s Furniture, has requested a specific use permit to allow the construction of a new warehouse to be located at 1036-1038 Calder Avenue. Mr. Hadley Cohen states that the new warehouse will be a steel building that will serve his business. The warehouse is necessary to maintain a level of immediate ready goods to serve the company=s customers. In building on the subject property, Hadley=s furniture will have all goods centrally located for customer pickups and delivery services. The new structure will be built on an existing slab that runs the full length of the property. The contractor states that the concrete will be cut to provide anchors for the steel frame of the structure. He stated that he would be able to cut out a portion of the concrete for landscaping, as well. Exhibits are attached. PUBLIC NOTIFICATION Notices mailed to property owners 18 . Responses in Favor . That adequate nuisance prevention measures have been or will be taken to prevent or control offensive odor, fumes, dust, noise and vibration; X 6. That directional lighting will be provided so as not to disturb or adversely affect neighboring properties; X 7. That there are sufficient landscaping and screening to insure harmony and compatibility with adjacent property; and X X 8. That the proposed use is in accordance with the Comprehensive Plan. X ANALYSIS continued This application is in conformance with seven of the eight conditions necessary for approval. Comments on Conditions 1 and 7 follow: 2. Hadley=s Furniture recently relocated its retail outlet to Dowlen Road. The existing facility on Calder consists of the former retail store and numerous warehouse buildings. The proposed warehouse will complement the existing facility as it becomes the store=s distribution center. 7. The Planning Manager recommends conditional approval subject to providing a 6' wide landscape strip along the Calder Avenue frontage. This landscape strip would A soften @ the look of the metal structure and would complement the beautification work being done on Calder.
