STAFF REPORT
The Planning Manager recommends approval.
Richard Guseman has applied for a specific use permit to allow
professional offices in a PUD (Planned Unit Development) District.
The proposed use will be located in a newly constructed building at
6280 Delaware. The subject property is part of Stone Manor
Addition, a commercial subdivision.
An attorney=s office will occupy a portion of the building and the rest
of the building will be leased out to another professional business, as
yet unnamed. Stone Manor currently is home to a Wells Fargo Bank.

CONDITIONS:

property, nor significantly diminish
or impair property values within
the immediate vicinity; X

This application is in conformance with all eight conditions necessary
for approval. Comments on Condition #1 follow:
1. The proposed professional offices will complement the
existing development, both existing and proposed, along
the north side of Delaware. East of the subject property
is GC-MD zoning. West of the subject property is GC-MD-2
zoning.
