Richardson, Planning Manager SUBJECT: Consider a request for a zone change from RS (Residential Single Family Dwelling) District to GC-MD (General Commercial-Multiple Family Dwelling) District FILE: 2016-Z STAFF REPORT The Planning Manager recommends approval. Salim Makdsi has applied for a zone change from RS (Residential Single Family Dwelling) District to GC-MD (General Commercial-Multiple Family Dwelling) District. The property is located at 2415 and 2435 Delaware. Mr. Makdsi would like to build a strip shopping center on the subject property. He states that the shopping center would cater to small retail and/or office clients. Since the widening of Concord, there have been improvements and expansions to other businesses near this intersection. In March, 2002, City Council approved a zone change from RS to GC-MD for 0.16 acres across the street from the subject property. That zone change, also requested by Mr. Makdsi, allowed him to expand his convenience corner on the northwest corner of the intersection. Exhibits are attached.
