The Planning Manager recommends approval.
Gaile Henry, representing Beaumont Iron and Metal Corporation, has
applied for a zone change from RCR (Residential Conservation and
Revitalization) District to LI (Light Industrial) District. The property
is located on the south side of Hollywood, approximately 890' east of
Canal St.
In June, 2001, City Council approved a number of zoning changes as
part of the Hollywood Area Zoning Study. The reason for this study
was to assist in the revitalization of the Hollywood Avenue area and to
make the zoning reflect existing land uses. Before then, most of the
property was zoned HI (Heavy Industrial).
The property immediately to the west of the subject property is zoned
LI. It is owned by Beaumont Iron and Metal. They use that
property for the storage of containers and trailers and employee
parking. It is their intent to use the subject property for the same
purpose. Mr. Henry states that no scrap processing or storage will be
done on the subject property.
The property must be screened with a minimum 8' tall opaque
screening fence and a 10' wide landscape strip along the east and
south sides of the property. In addition, a 6' wide landscape strip
will be required along the property=s frontage on Hollywood.

Just prior to the October 18 Planning Commission meeting, the
Planning Manager received a petition with 88 signatures protesting
the zone change. Based upon that information, the applicant asked
for a one month tabling of the request. The Planning Manager
reviewed the petition to see how many protestors were within 200
feet of the subject property. Only one of those who signed the
petition is within 200 feet and one other lives within the
neighborhood but outside the 200 feet. The rest of the 88 in
opposition live in other parts of the city.
