SUBJECT: Consider a request for a specific use permit to allow vehicle storage
and a paint and body shop in a GC-MD (General Commercial-Multiple

STAFF REPORT
The Planning Manager recommends approval subject to the following condition:
1. If there is a discharge of water from drains or sumps,
coordinate with Water Quality to discuss pre-treatment
or grease and grit program.
Southeast Texas Holdem Recovery, LP has applied for a specific
use permit to allow vehicle storage and a paint and body shop
in a GC-MD (General Commercial-Multiple Family Dwelling)
District. The property is located at 4965 Wall.
It is the intent of the company to work on and store vehicles
of Martin Motors and/or their customers= vehicles. No paint
and body work will be done for the general public. The firm
will be storing an average of fifteen vehicles at any given
time as well as working on an average of four vehicles in the
paint and body shop. The applicant states that all
environmental and safety regulations will be adhered to.
An 875 sq. ft. addition to the existing building will be
constructed. The paint and body shop will be housed within
the building. An 8' tall screening fence has been constructed
around the entire property. Shrubs will be planted on the
exterior of the fence along the Sunnyside and Wall frontages.

2. The subject property, in prior years, was used for storage
of junk vehicles. The property has now been cleaned up
and properly screened from surrounding properties.
