STAFF REPORT
The Planning Manager recommends approval subject to the following
conditions:
1. The applicant shall install an eight (8) foot tall wood
screening fence and a ten (10) foot wide landscape strip
along the north property line and landscaped berms along
the front width of the property.
2. A sidewalk will be installed along the property frontage
on Washington.
Kelley Family Investments, Ltd has applied for a specific use
permit to allow special warehousing and storage for boats and
RV=s. The property is located at 5080 Washington.
The applicant intends to build two 7,200 sq. ft. storage
buildings on the subject property. The buildings will be used
for the storage of boats and RV=s. The applicant intends to
construct an 8' tall wood screening fence along the north
property line. RS (Residential Single Family Dwelling) zoning
is located north of the subject property. The applicant intends
to construct an 8' tall wood screening fence along the north
property line. However, they are requesting a waiver of the
10' wide landscape strip.

This application is in conformance with seven of the eight conditions
necessary for approval. Comments on Conditions 1 and 7 follow:
3. The proposed storage facility will be typical of the other
development fronting along this section of Washington.
This facility will not detract from other properties.
7. The applicant is requesting a waiver of the 10' wide
landscape strip along the north property line. An 8' tall
wood screening fence will be constructed along that
property line. To the north of the subject property is
a single family subdivision. The Planning Manager feels
that the 8' fence and the 10' landscape strip will provide
a better buffer for the single family than the fence alone.
