Richardson, Planning Manager SUBJECT: Consider a request for a specific use permit to allow the expansion of a church in a RCR (Residential Conservation and Revitalization) District FILE: 2101-P STAFF REPORT The Planning Manager recommends approval subject to the following conditions: 1. Provide an additional four parking spaces within 400 hundred feet of the subject property and landscaped as per code 2. Install an 8' tall wood screening fence along the north property line and along approximately 77' of the south property line and with a waiver of the 10' wide landscape strip along the north and south property lines. Bishop Curtis Guillory, representing the Diocese of Beaumont, has applied for a specific use permit to allow the expansion of a church in a RCR District. The property is located at 1390 Wall. Cristo Rey Catholic Church which is located at 775 Ave. A is undergoing expansion and wishes to install a modular building on the subject property for use as a temporary office. The office will be used approximately twice a week by the parish Catholic leaders. The parish is undergoing dramatic growth and is need of the extra office space. Exhibits are attached. LEGAL DESCRIPTION FOR ORDINANCE PURPOSES Being Lot 7, Block 70, Van Wormer Addition, City of Beaumont, Jefferson County, Texas, containing 0.07 acres, more or less. That there are sufficient landscaping and screening to insure harmony and compatibility with adjacent property; and X X 8. That the proposed use is in accordance with the Comprehensive Plan.
